Process
At JGH Architecture, we offer three sequential design phases:

Schematic Design
During the schematic design, the design team will meet the owner onsite and create a detailed list of project objectives and goals, and measure the affected areas (if applicable). Then, the project design team will conduct a feasibility study/zoning analysis to make sure proposed design and construction will comply with all zoning requirements. After such feasibility study is completed, the design team will proceed to creating several schematic design options, which consist of architecture partis, concept sketches and drawings, initial floor plans and elevations. These options are then reviewed with owner, usually onsite.
Design Development
During the design development phase, the design team refines the design. Once the owner selects a design option, the design team adds more detail to the drawings and incorporates any requested changes. Updated drawings and design are then reviewed with the home owner. This design phase usually includes several rounds of revisions, which allows home owner to make changes as needed.
Permit/Construction Documents
Once the design development phase is completed, the design team will create permit/construction documents in accordance with the local and international building codes and zoning ordinances having jurisdiction. During this phase, the design team will also coordinate with consultants such as structural engineer, Title 24 engineer, mechanical/electrical/plumbing engineer, civil engineer, and any other consultants necessary to create and complete set of drawings. Once the permit/construction set of drawings is completed, it’s time to submit drawings to the city/county. Our team can help with all work associated with obtaining permits.
